Once you have moved into your brand new home, you will likely find that you spend far less time on home maintenance than you did if you were previously living in an older home. Even new homes need a little bit of TLC from time to time, however, to keep them looking and performing at their best. Doing regular maintenance right from the start will ensure your home’s appearance does not deteriorate and will help preserve your property’s value should you plan on selling further down the track.
Annual washing will help keep your paintwork looking fresh. Removing dirt and grime will also help extend the life of your paintwork. We recommend hosing down your cladding or washing it with a bucket of water and a soft-bristled brush.
While the rain is often sufficient to wash dirt and debris from your roof, areas that are sheltered from the rain such as soffits and the underside of gutters require manual washing every 6 months (or more often if you live in a harsh environment). Air conditioning units and solar panels also have the potential to create sheltered patches on a roof so be aware of this and make sure you wash any such areas manually. Once again the recommended tools to use are water and a soft-bristled brush or a sponge. If you prefer to use a water-blaster be careful to keep the pressure at 20MPa or less.
Windows and doors
The Fraemohs team recommends that you clean your doors and windows every three months. If you live in a coastal area where your property is affected by sea-spray or near an industrial area then more frequent washing is likely to be necessary.
We recommend cleaning with a soft brush with warm water and some mild household detergent and then rinsing with fresh water. Do not use abrasive steel wool, scrapers, scouring liquids or aggressive solvents or thinners as these are likely to damage the surface finish.
It is important to clean out any dirt or other material that may have built up in door tracks to allow drainage to function as intended.
Powder coated hardware, such as door handles, should be cleaned regularly with a wet sponge or soft brush using warm water with a mild detergent, and then rinsed with fresh water.
Metal-plated products should be cleaned with a wet sponge without the use of detergent, as detergent can damage the metal plating.
Even the highest grades of stainless steel can develop rust spots and these should be removed carefully with a mildly abrasive cleaner and rinsed with fresh water. Cleaners and polishes made specifically for stainless steel are also suitable.
Spending a little time on regular home maintenance will help to keep your home looking as good as it did when you first moved in and help maintain its value in the years ahead.
