In Scandinavia and many parts of mainland Europe building a kit home is commonplace. Kitset homes in Australia (also known as ‘flat pack homes’) have a long history too, and are making a resurgence. This is because more people are becoming aware that building a kitset home offers a number of advantages. Like a shorter build time, reduced labour costs and a building process where you really are in the centre of everything, which can be incredibly satisfying and satisfies that ‘pioneering spirit’.

Fraemohs Homes has been manufacturing and supplying Scandinavian style Solid Timber kitset homes for over 50 years. All using hand crafted sustainably grown timber. We offer three styles of kit homes – Solid TimberTimbermode and new in 2019, the Alpine Range too. Solid Timber homes are what many people traditionally associate with Fraemohs. The Timbermode range are designed specifically for those wanting designer kitset homes. While the Alpine range has been designed for people seeking the very top of the line in space and comfort.

With conventional flat pack homes you can’t modify the design at all. But because we manufacture all of our kit homes locally in our own factory, we can create custom kit homes to suit your specifications. We are often engaged to design and manufacture custom flat pack homes for a wide range of uses. From architecturally designed chalets for hotels, motels and holiday parks. Right through to luxurious multi-bedroom homes and simple cosy secondary dwellings or holiday homes.

A popular use for our solid timber kitsets is as chalets for hotels and motels. Among our Solid Timber house designs are several predesigned 1 and 2 bedroom designs like the Karamea, which can be customised for purpose. But if there are specific requirements, we can design a chalet from scratch too.

Our standard flat pack homes prices cover the design of the home above the foundation. But we can also help make your build even more hassle-free by assisting with foundation design, and managing the building consent process on your behalf.

The first question many kit home customers often want to know is, ‘what’s the price?’ It’s a natural question. The problem with displaying prices on our website is that every single scenario is different. Modifications to the plan, the location of the land, and the land itself being the most common reasons for price variations. In general all we need to ask are a few case-specific questions before we can provide an accurate estimate. To get a price estimate for your kit home on our website, simply find the home plan you like, and complete the quick form on the house plan page. One of our sales team will be in touch with you shortly after with prices based on your responses to the questions.

We are aware some kit home suppliers do supply prices on their websites. And we also know from speaking with many, many of our clients over our long history that the prices those companies display are the absolute best case scenario, which do not reflect the realities and true cost of building a kit home. We hear this time and time again; stories from our customers who’ve met with a flat pack home supplier, lured in by the low advertised priced, only to discover the incredulous hidden costs. According to some of our customers the hidden costs of some kit home suppliers increase the true cost by close to 300%! Then they’ve come to us, discovered we are actually the more affordable option with transparent pricing, and the rest is history.

Here at Fraemohs our focus is on quality over quantity, the long-term over the short-term. Luring people in with the promise of unrealistic prices is a lose-lose situation from our point of view, and we don’t engage in it.

What we can assure you of however, is that our prices are extremely competitive overall. Our prices also represent true value, when you factor in things like the quality materials we use. You won’t find the second rate building materials used in many of today’s mass produced homes in our homes. If you do choose to receive a quote from us, we’d encourage you to take some time to weigh up the true overall cost and value of our solution, versus whomever else you are speaking with. Look for hidden costs in the estimate provided by your other suppliers. And challenge our team to discuss any possible costs not covered in your estimate – we welcome this.

Using local, sustainably grown New Zealand timber is what Fraemohs Homes have been doing since we were founded 50 years ago. It is in fact one of the very principles Monni Fraemohs ensured the company would be guided by and we proudly adhere to this.

With kitset eco homes by Fraemohs, what you will find is your home is naturally warmer in winter, and naturally cooler in summer. This is because the timber we use provides a tremendous amount of natural thermal mass. And this thermal mass reduces your reliance on electricity for heating and cooling, as well as other means of energy generation like log burners. Combined with various other Scandinavian design techniques we continue to utilise in our kitset designs, our Solid Timber kit homes are actually carbon negative by the time they are ready to live in.

Self-build option

Our Solid Timber kitset homes are log cabin-style kitsets with solid timber walls. You can build these yourself if you are reasonably handy, and able to lift heavy pieces of timber.

The walls of our Solid Timber kit homes are constructed of planks of laminated kiln-dried pine which interlock. This means they work in a similar way to that other famous Danish product, Lego! You don’t need any nails for the walls, just a sledgehammer to fit the pieces together. Each piece is numbered numerically and each wall is marked alphabetically. Laminated exposed roof beams fit neatly into pre-machined slots in the walls. The sloping ceilings in the living areas are made from grooved ply.

If you are not a builder we generally recommend that you get a specialist in to tackle the foundation, and roof construction.

You will need a registered plumber and electrician to do the plumbing, and electrical work in accordance with Australian legislation.

We also supply architectural kit homes which are kitset versions of our Alpine and Timbermode ranges. These designer kitset homes are more complex to build and require a qualified builder or someone with building experience.
