Our dedicated team of highly experienced new home consultants, architectural designers, builders and tradespeople work together to help you create the dream home you love. You will be involved throughout the entire process, from the initial design phase to the final lick of paint. Because our systems are so robust, once all the design and fittings decisions are made you will be able to step back from the process while we go to work. Your experienced Project Manager keeping you informed throughout the project with regular updates. We have been building new homes around New Zealand for over 50 years now, so you’re in very good hands.

Design

The first step in the process is to meet with one of our experienced consultants on site, to discuss your architectural design requirements. We have a range of home designs crafted by one of Australasia’s leading contemporary architects. So there is probably going to be one that will suit your site and allow you to make the most of your space, maximise sun and any views. Your new home consultant will work with you to choose the best design for your site, and decide on any changes that should be made to the plan to suit your needs.

If you decide that you would like to change one of our home designs we ask for a design deposit to enable us to proceed. This deposit is part of your new house build costs and comes off the contract deposit.

Once you’ve decided on the best home design for your needs, we will assess your site including carrying out soil testing to check load-bearing conditions.

Pricing
We price your new home and you decide on all the options. You will get a full specification that includes everything that is in your home and all the contract documentation ready to take to the bank. We include an expected build time for new home builds in the contract.

Selections
Now is the fun part where you finalise your choices for your new home. You will meet with our experienced colour consultant in our selection centre to choose all the colours for your home’s interior and exterior. You will also meet with our kitchen designers to finalise your kitchen plans. This can get a little bit exciting…

Consenting
We prepare all the documentation for the Council and apply for a building consent. If you require a resource consent we can help you with that too.

The build begins

We start with the foundation and work our way up. You will be updated weekly by your project manager and have regular meetings on site with them. We also take photos throughout the build that you have access to so if you don’t live where we are building your new house, you can still keep up with the progress.

When your home is completed you meet with the Project Manager on site to ensure you are happy with everything.

Handover

Prior to handing the home over to you, a Notice of Inspection will have been completed by your Local Council. This means your home has been completed to Code Compliance Stage as per the Building Consent requirements. Under the Building Act 2004, all Territorial Authorities have 20 working days to issue a Code of Compliance Certificate. This does not prevent you from moving into your home but you should be aware that your Code of Compliance Certificate may not arrive prior to the expiration of this timeframe.

If you are drawing down mortgage funds, your bank will most likely require to see the Notice of Inspection, a copy of which your Project Supervisor will provide to you. If you wish to take possession prior to the Code of Compliance Certificate having been issued, you will also be required to sign an Agreement under Section 364(2) of the Building Act 2004. Please refer to clause 21 (Possession) of your Building Agreement. Your Project Supervisor will give you this Agreement prior to handover.
